Big Bear City (92314) is an unincorporated county area and shares its zip code with Erwin Lake, Baldwin Lake, Whispering Forest and Lake William. Sugarloaf (92386) is a small community with it’s own post office and Fawnskin (92333) is on the North side of the lake with their own zip code and post office as well as some small shops, Moose Lodge and restaurants. Geography has a lot to do with the prices of real estate as closer to the lake, slopes and Big Bear Lake Village, command a higher price than the communities further east of these attractions.
